Tenant Assessment Report Update

Making informed and predictive risk assessment decisions about your prospective tenants is of paramount importance for Letsure and we strive to keep our reports current and up-to-date.

New elements/enhancement on the reports

The new features/enhancements are listed below, in the order they will appear on the report:

Suggested Maximum Monthly Rental limit

Letsure will now confirm the maximum monthly rental your tenant can afford. This will be based on the stated income and will be calculated using the current Letsure affordability rules.

Risk Score (powered by Fair, Isaac)

A new score will predict the risk your tenant poses to non payment of rent. This is powered by scorecard specialists Fair, Isaac and supplied by the credit reference agency Letsure works hand in hand with. Scores will run from 1 to 99 and will be banded accordingly:

  • 1-43 shows high risk and is a DECLINE
  • 44-52 shows medium risk and is a REFER
  • 53-99 shows low risk and is an ACCEPT

Letsure’s default score is 47 (previously this score was 699). This will be returned when we have been unable to trace the applicant at any of the addresses supplied.

Confirmation that the applicant is living at the address stated

We will now search for evidence linking the applicant to their stated current address. This helps to confirm their identity and reduces the risk of fraud and was previously known as our Authenticate Score.

Confirmation that your tenant’s Date of Birth is correct

The applicant’s date of birth will be cross-checked against other Date of Birth listings held on the credit bureau for authentication.

Adverse records at alternative or linked addresses

Any adverse records at discovered at alternative or linked addresses will result in a decline. There will no longer be any need to pay an additional £5 to obtain the extra information.

Potential of Fraud warning score

Certain information previously contained within this score now forms part of the Potential Alias and Any other warnings flags.

Confirmation of the dates when your tenant was/is listed on Voters Roll

If an applicant is registered at their current and/or previous address, the dates will be displayed on the report.

Notice of Dispute

If your applicant has lodged a notice of dispute with the Credit Reference Agency, this will be acknowledged on the report.

Tenant’s public information
(i.e. County Court Judgments/bankruptcies)

The distinction between satisfied and unsatisfied public records has been clarified and will be displayed as follows:

  • Number of Adverse Records 6
  • Total amount of CCJs £5,566
  • Total number of satisfied CCJs 2
  • Total amount still outstanding £3,991
  • Date of latest adverse record 13/02/05
  • Notice of Correction No
  • Notice of Dispute No
  • Bankruptcy Order/Voluntary Arrangement No

Unchanged elements

There will be NO changes to the following areas of the report or accessing eLetsure.com:

  • User names and passwords
  • Access to eLetsure.com
  • Front ‘Home’ page
  • Acceptance criteria for the Landlord’s and Employer’s Reference
  • Main elements of the Decision Logic
  • Bank verification
  • Other information (i.e. pets, children & smokers)
